Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.

Regrouting in Lugar, done properly
Changing the grout colour is a simple way to update tiles. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. If you are dealing with floor grout that has worn and darkened and stained grout that cleaning won’t shift, we can put it right, on bathroom wall tiles, bathroom floors and tiled floors alike.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
There’s a 12-month guarantee on every job, large or small.

How it works
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive

What affects the quote in Lugar
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- How many areas need sealing
- The number and length of the joints
- Any working-time requirements on site
What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear price before any work starts.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- A few pictures by email, if you can
- What’s wrong with the joints now
- The address or postcode of the job
- Whether it’s a home or a business
We don’t publish a price list. Instead, we send you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.
Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Failed tanking or waterproofing under the tiles
- Tiles that are chipped or split
- A floor or wall that keeps moving
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Shower walls
- Bathroom floors
- Kitchen splashbacks
- Wet rooms
- Tiled floors
- Bathroom wall tiles
Signs you need regrouting in Lugar
Grout that was put in corners cracks because those joints flex. They need flexible sealant, and when they are not, water gets in.
It’s worth asking for a quote if you see:
- Splashback grout that has darkened
- Cracked or crumbling grout lines
- Cracked grout along the bath or tray
- A grout colour that no longer suits the room
Letting a property close to Auchinleck station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What to look for in a quote
- Whether they seal over old material or remove it
- What preparation is included
- What happens if the job turns out different
- What the cure time is
Why act early in Lugar
Grouting over old grout rarely lasts. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Keep the fan on after showering
- Look at the sealant in the corners now and then
- Clean with a soft brush, not anything metal
- Wipe water off the walls when you are done
Check the corner silicone now and then. It’s the part that moves, so it’s normally the first thing to need attention, long before the grout does.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Regrouting in Lugar: local notes
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
In the older streets around Lugar Parish Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Robert Burns Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
