Regrouting in The Rigg

Regrouting for homes and businesses in The Rigg

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Either way, tiled areas in The Rigg are handled the same careful way. We work on bathroom floors, tiled floors and wet rooms, and the jobs we see most are dirty, worn grout on a tiled floor and grout that stays dark however much it’s cleaned.

In and around a place like The Rigg, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How we quote for regrouting

We do not publish a price list. What we look at:

  • Any mould that needs treating
  • How easy the joints are to reach
  • The number and length of the joints
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • How we’d reach the joints
  • The type of property
  • A few pictures by email, if you can

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on the area. For a place like The Rigg, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

The Rigg homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Auchinleck station, a regrout while the flat is empty is quicker than working around a tenant. Schools such as Robert Burns Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The Rigg is about 13 miles east of Prestwick, in East Ayrshire. From the centre of The Rigg to the outskirts, regrouting is available for homes and businesses alike. 53 places in East Ayrshire are on our list, from the larger towns to small villages. For nearby work, see our Glasgow page.

What we cannot put right

To be straight with you, some problems need a different trade:

  • A floor or wall that keeps moving
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that are loose or hollow behind

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Tiled floors
  • Bathroom floors
  • Shower walls
  • Bathroom wall tiles
  • Wet rooms
  • Kitchen splashbacks

Do you need regrouting in The Rigg?

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. When black spots keep returning, the mould has generally got into the grout.

If you can see any of these, it’s time to have the joints looked at:

  • Grout in a colour the owner wants to change
  • Corners filled with grout instead of silicone
  • Grout that stays dark however much it’s cleaned
  • Grout that’s cracking and breaking up

Homes close to Barony Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • Who turns up on the day
  • How the surfaces are prepared before sealing

Our hiring checklist

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Use a squeegee on the tiles after showering
  • Open a window or run the fan to clear steam
  • Avoid neat bleach and strong acid descalers on grout
  • Give the walls a quick rinse after use

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it, so it’s worth acting early.

Why act early in The Rigg

Cleaning products may brighten grout for a time, but mould that has got into grout normally comes back. New grout, with silicone in the corners, deals with the cause. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Questions from The Rigg

Can you help a landlord with a rental near Auchinleck station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Is The Rigg within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What if some of my tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Regrouting alone is not the answer, and we’ll tell you before work begins.

How much does regrouting cost in The Rigg?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Do you reseal at the same time?

We usually do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can you change the grout colour?

Yes, plenty of people choose to. Darker grout can hide marks, while lighter grout brightens a room.
