Regrouting for Netherthird homes and businesses

How we handle regrouting in Netherthird

A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Just mention the colour you’d like when you drop us a line at info@mrmastic.co.uk. We work on wet rooms, shower walls and bathroom wall tiles, and the jobs we see most are good tiles let down by tired grout and floor grout that has worn and darkened.

Bathrooms in smaller places like Netherthird work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Every job comes with a one-year guarantee, wherever you are in East Ayrshire.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Regrouting in Netherthird: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Netherthird has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Church of St. John, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Auchinleck station, stained grout drags a rental down, and regrouting between lets puts that right.

What we’re called out for in Netherthird

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.

These are the problems we’re asked about most:

  • Grout that is cracking and breaking up
  • Cracked grout along the bath or tray
  • Floor grout that won’t come clean
  • Grout in a colour the owner wants to change

Managing a site like Robert Burns Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

  • Which sealant they’ll use, and why

Our hiring checklist

How the job changes by surface

Corners and edges

Edges are resealed while we are there, so the whole area is finished together.

Shower walls

Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.

Aftercare tips

After the cure time, these simple habits help:

  • Wipe or squeegee the shower walls
  • Rinse soap off the tiles after each shower
  • Run the extractor fan during and after a shower
  • Clean grout with a mild bathroom cleaner

Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Netherthird: your questions answered

Do you work for hotels and guest houses in Netherthird?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Do you cover smaller places like Netherthird?

Yes. Netherthird is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Is it possible to regrout only the shower area?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

How much does regrouting cost in Netherthird?

Size, access and the old material all affect the cost. Ask us for a quote.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Can you regrout if a few tiles are loose?

Tiles that have come away need sorting first. We will point them out at the start.

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. Outside jobs in Netherthird need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks

How we quote for regrouting

The price is agreed before any work begins. It takes into account:

  • The number of rooms or windows
  • Whether the work is at height
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • The rough size of the job
  • Any access issues, like height or stairs

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Cracked or broken tiles
  • A leaking shower valve or waste
  • Movement in a stud wall or floor

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
