Netherthird Sand Mastic
Sand mastic across Netherthird and nearby, with every bit of old sealant taken out first.
- Weathered mastic on the most exposed windows
- Draughty sash windows at the surround
- Gaps between timber frames and stone or brick
Signs you need sand mastic in Netherthird
Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint and we normally remove them.
Signs it’s time to call us include:
- Gaps round a timber door in stone or brick
- Wind and rain getting in round a sash window
- Weathered mastic on the most exposed windows
- Mastic dropping out of the joint
For site and facilities teams at buildings such as Robert Burns Academy, larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- How the colour is chosen
- Who turns up on the day
- How long the guarantee is
- What insurance they hold
Sand mastic in Netherthird, done properly
Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We work on brick reveals, sash and case windows and timber door frames, and the jobs we see most are a silicone bead on a sash window that spoils the look and old cement repairs round a window that have failed.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What happens on the day
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours per window, depending on the condition of the joints. Somewhere like Netherthird may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The mastic is finished to sit tidily against the stone or brick.
How to prepare
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can

Windows and doors in Netherthird
Historic houses like Dumfries House (about 2.4 miles west) are a reminder that the area around Netherthird has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Netherthird is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
In the older streets around Church of St. John, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Auchinleck station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What else we do in Netherthird
What affects the quote in Netherthird
The quote reflects the job in front of us. We look at:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Whether there’s mould to deal with
- Working hours on commercial sites
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the job is, and your postcode
- Any previous sealing or DIY work
- Roughly how big the job is
- The problem you’ve noticed
We don’t publish a price list. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
Why it’s worth doing now in Netherthird
If you’re redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. In a place like Netherthird, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
