How we handle sand mastic in Mauchline

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. Common call-outs are for mastic dropping out of the joint and mastic round period door frames that has failed, across tenement windows, stone surrounds and timber door frames.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

Questions from Mauchline

Is Mauchline within the area you cover?

Yes, Mauchline is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Auchinleck station. Can you help?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. If you are redecorating the window, ask us first and we will talk you through it.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Should I use sand mastic or silicone?

It depends on the window. On many period windows, sand mastic looks right and suits the building and newer frames normally get a flexible sealant.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What affects the quote in Mauchline

You’ll get a clear quote before we start. It takes into account:

  • How easy the joints are to reach
  • Any mould that needs treating
  • How many areas need sealing
  • The type of sealant required

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Roughly how big the job is
  • Where the job is, and your postcode

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

How the visit works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours per window, depending on the condition of the joints for a typical job. Outdoor work around Mauchline depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Sashes that rattle, stick or won’t open
  • Whether work needs listed building consent
  • Decayed frames that need repair

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Stone surrounds
  • Brick reveals
  • Period & listed homes
  • Timber door frames
  • Sash and case windows
  • Tenement windows

What happens if it’s left?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

When to call us in Mauchline

Over the years, sand mastic weathers. It dries out, cracks and loses its grip from the frame or the masonry.

It’s worth asking for a quote if you see:

  • Crumbling sand mastic round a window
  • Draughts and rain around sash boxes
  • Silicone on a period window that looks wrong
  • Weathered mastic on the most exposed windows

For an older house near a landmark such as Mauchline Old Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • What preparation is included
  • How long to leave it before use
  • What guarantee comes with the work
  • What happens if they find a problem under the old sealant

Mauchline homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Mauchline is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
