Floor joint sealing for Mauchline homes and businesses

Floor joint sealing in Mauchline

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone. We work on tiled floors, concrete floor joints and skirting boards, and the jobs we see most are grout cracking in a straight line across a floor and rigid edge joints in tiled floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Why act early in Mauchline

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Joints and finishes in Mauchline homes

Across East Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Rented homes near Auchinleck station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. For buildings such as Mauchline Old Church, floor and skirting joints in halls and kitchens wear like any others.

What the job involves on each surface

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and keeps dirt out.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the visit works

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most rooms, longer for large commercial floors in most cases. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Get cracks along tile grout lines looked at early
  • Check the sealant is paintable before decorating
  • Don’t fill floor joints with caulk where they move or get wet
  • Vacuum floor joints regularly to stop grit building up

Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant especially in the first few days.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number of rooms or windows
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What we need to know

When you call or email, it’s useful to know:

  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

We don’t publish a price list. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.
