Our floor joint sealing service in East Ayrshire

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We work on commercial floors, tiled floors and wet room & bathroom floors, and common reasons people get in touch are concrete floor joints that have broken down and perimeter joints in tiled floors filled with grout.

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most rooms, longer for large commercial floors, including the tidy-up.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

What’s near Kilmarnock

We work in homes and buildings around Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy. Kilmarnock has its own railway station: Kilmarnock station. Well-known places in the area include Burns Monument Centre (within half a mile north-east) and Dean Castle (0.9 miles north-east). Not far away are Caprington Loch.

Floor joint sealing across East Ayrshire: local notes

In East Ayrshire, floor joint sealing work takes in new homes, older houses and commercial units, from Kilmarnock, Stewarton and Cumnock to the quieter places in between. Every joint needs to allow for movement.

Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in East Ayrshire are chosen with that in mind. East Ayrshire includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Kilmarnock: For buildings such as Henderson Church Of Scotland, joints in its floors, skirtings and thresholds need resealing as they wear. Letting a property close to Kilmarnock station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Quotes for floor joint sealing in East Ayrshire

Your quote is based on your job. We take into account:

  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • The old material and how stubborn it is
  • How easy the joints are to reach

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Where the property is
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Movement too big for a sealant joint
  • Failed waterproofing under a wet room floor
  • Cracked or broken concrete slabs

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look at floor joints each spring
  • Keep floor cleaning water to a minimum at the edges
  • Mark off resealed joints in warehouses
  • Don’t paint over silicone

Follow the cure time before walking on or cleaning the joint. Feet are usually fine before mopping or wheeled traffic, and we’ll tell you both.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Different surfaces, different methods

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and stops debris collecting.

Tiled floors

Large or heated tiled floors need room to move. We replace grout with flexible sealant along the right lines.

East Ayrshire questions

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

My floor grout keeps cracking in a line. Can you help?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.

Why does the gap under my skirting keep coming back?

It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Why not just use caulk?

Caulk can’t cope with movement or water. Floor edges move through the year, so a flexible sealant suits them better.
