Our bathroom resealing service in KA17
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on shower trays & enclosures, wet rooms and sinks & splashbacks, and common reasons people get in touch are smears of silicone across the tiles and black spots spreading through the bead.
We keep the work tidy and contained to the area we are working on. The job generally takes a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Bathroom resealing across KA17: local notes
From Darvel and Priestland to its smaller places, homes across KA17 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across KA17.
Darvel: In and around Darvel, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For jobs in and around Darvel, choosing the right material for each joint is as important as a tidy finish.
What we’re called out for in KA17
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Keep an eye out for any of the following:
- Black mould in the silicone that won’t clean off
- Sealant that has split, shrunk or peeled away
- Damp behind the bath or under the tray
- Two layers of silicone, both failing
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Wipe up water along the back of the worktop
- Avoid abrasive pads on the sealant
- Squeegee the walls and tray after use
- Don’t let bottles sit on the bead
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- A bath or tray that moves because it is not properly supported
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Questions from KA17
Can you just seal over the old silicone?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Are you fully insured?
Yes, we’re fully insured.
How long does a bath or shower reseal take?
It takes around two hours for one bath or shower, longer for a whole bathroom. We’ll confirm how long your job needs when we quote.
Can landlords and businesses book you?
Yes, often. Several properties can go on one quote.
When can I use the bath or shower again?
Normally after around 24 hours. We’ll tell you the cure time for the product we used.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
