Darvel Remedial Sealant
Failed sealant joints in Darvel need attention? We remove the old material, prepare the joints and seal them properly.
- Sealant peeling off a dusty or damp surface
- Worktop sealant that has shrunk and split
- Over-sealed joints coming away
What we do, step by step
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Darvel need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
Before we arrive
- Clear items away from the joints we are working on
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children

Advice
How we handle remedial sealant in Darvel
If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have pictures when you send an email to info@mrmastic.co.uk. If you have products that weren’t meant for the joint and sealant peeling off a dusty or damp surface, we can put it right, on mouldy bath & shower sealant, leaking tray & enclosure joints and expansion joints alike.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Each job carries a 12-month guarantee, large or small.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Use a soft cloth, not a scourer, on silicone
- Do not point over movement joints
- Look for stains below bathrooms now and then
- Don’t wait for a small gap to become a leak
Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.
Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.
Work for landlords, hotels and businesses
If you manage several properties in or around Darvel, several properties can be quoted together. Just tell us the addresses and what each one needs.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Signs you need remedial sealant in Darvel
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
Signs it’s time to call us include:
- Sealant that came away because the surface wasn’t prepared
- Wide, uneven beads that look worse than the old ones
- A shower that leaks however often it’s resealed
- Torn expansion joints
In and around Darvel, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
What your quote should include
- How much experience the applicator has
- Are they insured?
- Which sealant they’ll use, and why
- Is the old sealant removed completely?

Darvel has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Whether the job is in Darvel itself or nearby, the right material for each joint matters as much as a neat finish.

What affects the cost of remedial sealant
Your quote is based on your job. We look at:
- The type of sealant required
- Whether there’s mould to deal with
- Working hours on commercial sites
- Access and height
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
- Photos by email, if that is easy
- The type of property
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
Different surfaces, different methods
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

Yes, Darvel is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do you cover smaller places like Darvel?
Yes, Darvel is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Yes. Ask your landlord first, and we can send them the quote if that helps.
Can old silicone be taken off without scratching the tiles?
Yes. We take our time over removal, especially on acrylic, enamel and uPVC.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you work for letting agents?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Are you fully insured?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
