Bathroom resealing across East Ayrshire: what to expect

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for a messy, uneven bead from a previous reseal and two layers of silicone, both failing, across wet rooms, basins & vanity units and shower trays & enclosures.

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Around Kilmarnock

Around Kilmarnock, our work takes us to homes and buildings near Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy and the streets around them. Kilmarnock has its own railway station: Kilmarnock station. Nearby you will also find Burns Monument Centre (less than half a mile north-east) and Dean Castle (0.9 miles north-east). Not far away are Caprington Loch.

Bathrooms and kitchens across East Ayrshire

In East Ayrshire, bathroom resealing takes in flats, houses, rentals and businesses, from Kilmarnock, Stewarton and Cumnock to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

We work across all of Scotland, from the cities to the islands, and East Ayrshire is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Coastal guest houses and holiday lets in East Ayrshire can see heavy use in busy months, which is hard on sealant and grout.

Kilmarnock: If you let a flat or house near Kilmarnock station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Henderson Church Of Scotland, walls and floors in older homes can move, and sealant and grout show it first.

Common problems we fix in East Ayrshire

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Signs it’s time to call us include:

  • Smears of silicone across the tiles
  • Leaking joints on a shower screen
  • A reseal done over the top of the old bead
  • Shrunken sealant along the back of a worktop

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Surface by surface

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • A leaking waste, trap or valve
  • A bath or tray that moves because it is not properly supported
  • Cracked or missing grout between tiles (that is regrouting)

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Stick to a soft cloth and a mild cleaner
  • Keep scourers and sharp tools away from the bead
  • Open a window or run the fan so the room dries
  • Dry the bead with a towel now and then

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just email us at info@mrmastic.co.uk.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Questions from East Ayrshire

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

How much does bathroom resealing cost in East Ayrshire?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
