Bathroom resealing for Waterside homes and businesses

About our bathroom resealing in Waterside

Homes in Waterside have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with leaks into the floor or ceiling below and gaps between the worktop and the wall, across baths, sinks & splashbacks and shower trays & enclosures.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Our work is backed for twelve months, in Waterside and everywhere else we cover.

Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Around Waterside, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.

Why Waterside customers choose us

  • Approved under the ARBOMaster scheme
  • Over 20 years’ experience
  • Anti-fungal sanitary silicone in wet areas
  • A sealant colour to suit the surroundings

Read our cost guide and what customers say.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands

How it works

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a morning or an afternoon for most single baths and showers for a typical job. Outdoor work around Waterside depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

What affects the cost of bathroom resealing

There’s no set price list. The quote depends on:

  • Working hours on commercial sites
  • The type of sealant required
  • The number of rooms or windows
  • Any mould that needs treating

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • The rough size of the job

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job.

Landlord and commercial work in Waterside

If you manage several properties in or around Waterside, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Wait for the cure time we give you
  • Move toiletries away from the joint
  • Squeegee the walls and tray after use
  • Don’t leave water standing on kitchen joints

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What bathroom resealing looks like in Waterside

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Stewarton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Around Waterside, as everywhere, bathroom resealing is only as good as the preparation behind it.
