Bathroom resealing for homes and businesses in Crookedholm

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have cracked, shrunken or lifting silicone and a reseal done over the top of the old bead, we can help, on shower trays & enclosures, wet rooms and kitchen worktops & upstands alike.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Your job is guaranteed for a year, as with all our work.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Landlord and commercial work in Crookedholm

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Questions from Crookedholm

Do you cover Crookedholm for bathroom resealing?

Yes. We work across all of Scotland, and Crookedholm is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

I let a flat near Kilmarnock station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Can I choose the colour of the sealant?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Crookedholm and the rest of East Ayrshire.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before work begins. Most jobs take a couple of hours for a single bath or shower. Outdoor work around Crookedholm depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky

Advice

Different surfaces, different methods

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Crookedholm homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Hurlford Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as James Hamilton Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Kilmarnock station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The number and length of the joints
  • Any working-time requirements on site

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Whether it’s a home or a business
  • Where the job is, and your postcode

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will take it from there.

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Let new sealant cure fully before it gets wet
  • Keep an eye on the corners, where splits start
  • Run the extractor fan during and after every shower
  • Wipe up water along the back of the worktop

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
