Bathroom resealing for homes and businesses in Annanhill

Homes in Annanhill have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include a joint torn by a bath that flexes and water getting behind the bath panel, on sinks & splashbacks, shower trays & enclosures and wet rooms.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What the job involves on each surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Annanhill questions

Do you work for landlords with property near Kilmarnock station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Annanhill?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you will get one quote.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How we quote for bathroom resealing

There’s no set price list. What we look at:

  • Any working-time requirements on site
  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • How many areas need sealing

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

To help us quote quickly, please include:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • If someone has resealed it before
  • The address or postcode of the job

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

When to call us in Annanhill

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally will not clean off.

It’s worth asking for a quote if you see:

  • New sealant laid over old sealant that is now lifting
  • Mouldy sealant that has gone black
  • Smears of silicone across the tiles
  • Water escaping at the shower enclosure

Managing a site like Grange Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • How the colour is chosen
  • Whether VAT is included

Choosing a sealant specialist

Why deal with it now?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why Annanhill clients choose us

  • We are fully insured
  • Colour picked to suit the job
  • Neat joints and a tidy finish
  • We agree the colour with you first

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. Around Annanhill, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What bathroom resealing looks like in Annanhill

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

If you let a flat or house near Kilmarnock station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
