Bathroom resealing in Lands of Tour and Kirkland

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Lands of Tour and Kirkland. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for sealant that has split, shrunk or peeled away and a reseal done over the top of the old bead, on baths, shower trays & enclosures and basins & vanity units.

In and around a place like Lands of Tour and Kirkland, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Every job comes with a one-year guarantee, wherever you are in East Ayrshire.

What we’re called out for in Lands of Tour and Kirkland

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Keep an eye out for any of the following:

  • Gaps between the worktop and the wall
  • Water escaping at the shower enclosure
  • Leaks into the floor or ceiling below
  • Splits where the tray meets the wall

If you let a flat or house near Kilmaurs station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Before you book anyone

  • How the joint is cleaned and prepared
  • What insurance they hold
  • What guarantee comes with the work
  • Is VAT in the price?

Choosing a sealant specialist

What happens if it’s left?

Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before any work starts.

What you get with us

  • Anti-fungal sanitary silicone in wet areas
  • Full insurance on every job
  • White, clear, grey or coloured to suit, where the product allows
  • A 12-month guarantee on all work

What affects the quote in Lands of Tour and Kirkland

We do not publish a price list, because no two jobs are the same. What we look at:

  • Mould in or behind the old joints
  • When we can work, for business premises
  • The old material and how stubborn it is
  • Whether the work is at height

Doing several joints on one visit normally makes better use of the time than several visits. We’ll send you a clear quote for the lot.

What we need to know

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy
  • The address or postcode of the job
  • If someone has resealed it before

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Lands of Tour and Kirkland: your questions answered

Is Lands of Tour and Kirkland within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Lands of Tour and Kirkland for bathroom resealing?

Yes, Lands of Tour and Kirkland is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

What the job involves on each surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included. Outdoor work around Lands of Tour and Kirkland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints
  • Mention any tricky access

How to get a quote

Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
