About our window mastic in Lands of Tour and Kirkland

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. Typical jobs include draughty joints inside around the window and water coming in at the bottom corners of a door, on composite doors, uPVC windows and patio & French doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Every job comes with our one-year guarantee.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • A failed sealed unit that has misted up
  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Aluminium frames
  • uPVC windows
  • Window sills
  • Patio & French doors
  • Composite doors
  • Timber windows & doors

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Different surfaces, different methods

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Questions from Lands of Tour and Kirkland

Do you work for landlords with property near Kilmaurs station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you cover smaller places like Lands of Tour and Kirkland?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Do you need window mastic in Lands of Tour and Kirkland?

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

Most people get in touch when they notice one of these:

  • Gaps between the frame and the inside reveal
  • Cold air getting in at the frame edge
  • Black, perished sealant on frames
  • Cracked sealant at the sill ends

Rented homes near Kilmaurs station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Before you book anyone

  • Whether you can choose the colour
  • Who turns up on the day
  • What happens if the job turns out different

Window mastic in Lands of Tour and Kirkland: local notes

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Managing a site like Saint Joseph's Academy? Then its window and door frames need their mastic kept sound, just like a home’s. Historic houses such as Girgenti House, about 3.6 miles north-west, show how far back building around Lands of Tour and Kirkland goes, and older homes nearby need a sealant that suits their walls.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. Somewhere like Lands of Tour and Kirkland may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Advice

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • The number of rooms or windows
  • How easy the joints are to reach
  • The number and length of the joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • The rough size of the job
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.
