Window mastic in Knockentiber, done properly
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. We work on composite doors, patio & French doors and timber windows & doors, and the jobs we see most are untidy mastic left by window fitters and mastic that has split away from the wall.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Do not paint over the silicone
- Do not aim a pressure washer at the joints
- Do not use solvent cleaners on the joint
- Look round the frames every year or so
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Frames and glazing around Knockentiber
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Girgenti House (about 3.3 miles north-west) nearby, there’s older building stock in the area around Knockentiber as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you let a flat or house near Kilmaurs station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as Crosshouse Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Common questions in Knockentiber
Is Knockentiber within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Kilmaurs station. Can you help?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Can you do upstairs windows?
Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.
Is the new sealant paintable?
That depends on the product. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before any work starts.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.
Different surfaces, different methods
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. Outdoor work around Knockentiber depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.

Advice
What we can’t put right
Before booking, it’s worth knowing the limits too:
- A door that needs adjusting, rehanging or new seals
- A failed sealed unit that has misted up
- A frame that has rotted at the joint
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What happens if it’s left?
Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. In an older home around Knockentiber, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Common problems we fix in Knockentiber
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
These are the problems we are asked about most:
- Water coming in at the bottom corners of a door
- Cracked or shrunken mastic around the frame
- Whistling draughts around closed windows
- Gaps left after new windows were fitted
For site and facilities teams at buildings such as Grange Academy, its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before booking
- What happens if they find a problem under the old sealant
- What guarantee comes with the work
- Whether they’re fully insured
- When the joint can take water or movement
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
