Window mastic near Lady's Well

Window mastic in Lady's Well

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on composite doors, window sills and timber windows & doors, and common reasons people get in touch are mastic that’s falling out in pieces and rain getting in at the frame or under the sill.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All our work is covered by our 12-month guarantee, wherever you are in East Ayrshire.

Why it’s worth doing now in Lady's Well

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

Windows and doors in Lady's Well

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Historic houses such as Girgenti House, about 3.5 miles north-west, show how far back building around Lady's Well goes. Rented homes near Kilmaurs station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Schools such as Grange Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Lady's Well is about 2 miles north-west of Kilmarnock, in East Ayrshire. We provide window mastic to homeowners, landlords and businesses in Lady's Well and the surrounding area. Our area takes in 53 places across East Ayrshire. We also work in Glasgow, around 18 miles away.

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. Somewhere like Lady's Well may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Keep paint and stain on wooden frames in good order
  • Wipe condensation off the frames
  • Don’t aim a pressure washer at the joints
  • Keep drainage slots and sill grooves clear

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
