What affects the quote in Lady's Well

Call for a quick quote. What matters most is:

  • The size of the job
  • The product the joint needs
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

What we need to know

There’s no need for technical detail. Just tell us:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details.

How we handle remedial sealant in Lady's Well

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on expansion joints, failed movement joints and shrunken worktop sealant, and the jobs we see most are products that weren’t meant for the joint and a second bead peeling off the first.

A bathroom in a place like Lady's Well gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work comes with a 12-month guarantee, wherever you are in East Ayrshire.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • Plumbing leaks behind walls or under trays
  • Water damage behind tiles that needs a tiler
  • A tray or bath that is cracked

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

Remedial sealant around Lady's Well

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Grange Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Kilmaurs station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Your questions about remedial sealant in Lady's Well

Is Lady's Well in your area for remedial sealant?

Yes. We work across all of Scotland, and Lady's Well is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Lady's Well?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you strip sealant from an acrylic tray safely?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you guarantee remedial jobs?

Yes, for 12 months. Where we’ve flagged another fault, it needs fixing for the joint to last.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Never seal over old silicone
  • Keep an eye on the ceiling below the bathroom
  • Do not wait for a small gap to become a leak
  • Report a tray that rocks or a worktop that lifts

Do not let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.

What happens on the day

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we explain the cure time before we leave. For a place like Lady's Well, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks

How the job changes by surface

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Why deal with it now?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In an older home around Lady's Well, damp from a failed joint can get into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
