Why act early in Lands of Tour and Kirkland

Ripping out a bathroom isn’t usually needed. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you’ll hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

  • We agree the colour with you first
  • Trusted Arbo and Everbuild sealants
  • Tidy, careful work
  • Homes, businesses and hotels

How we handle remedial sealant in Lands of Tour and Kirkland

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on expansion joints, mouldy bath & shower sealant and shrunken worktop sealant, and the jobs we see most are floor or wall movement joints that have failed and repeat leaks from the same joint.

For a place like Lands of Tour and Kirkland, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

All our work is covered by our 12-month guarantee, wherever you are in East Ayrshire.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Lands of Tour and Kirkland need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can

Advice

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

What affects the cost of remedial sealant

Call for a quick quote. What matters most is:

  • Any mould that needs treating
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.

Helping us quote

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Surface by surface

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal in a colour to suit.

Lands of Tour and Kirkland: your questions answered

I let a flat near Kilmaurs station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is Lands of Tour and Kirkland within the area you cover?

Yes. Lands of Tour and Kirkland is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Tiles that have come away from the wall
  • A leaking trap, valve or supply pipe
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Failed movement joints
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant

What remedial sealant looks like in Lands of Tour and Kirkland

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as Saint Joseph's Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Kilmaurs station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
