Bathroom resealing in KA2: how it works

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are gaps where the bath or tray has moved and leaks into the floor or ceiling below.

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Ask for a quote

Want a quote for bathroom resealing? Please drop us a line at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before any work starts.

Near you in Dundonald

Locally, jobs take us to homes and businesses close to Dundonald Parish Church. For rail, the closest station is Barassie station, about 2.5 miles south-west. Well-known places in the area include Dundonald Castle (within half a mile south-west) and University Hospital Crosshouse (3.3 miles north-east). For a walk, there’s Caprington Loch.

Where we work in KA2

KA2 has homes of every age, old and new, and in places like Kilmarnock, Annanhill and Bonnyton there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in KA2 are chosen with that in mind.

Dundonald: If you let a flat or house near Barassie station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Dundonald Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What we’re called out for in KA2

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

It’s worth asking for a quote if you see:

  • Mouldy sealant that has gone black
  • Gaps where the bath or tray has moved
  • Lumpy, uneven sealant from a DIY attempt
  • A bead that has pulled away from the tiles

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.

What your quote should include

  • What guarantee comes with the work
  • Is VAT in the price?
  • What insurance they hold
  • What happens if the job turns out different

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
