We will always be straight with you, so here’s what new sealant will not do:

  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant
  • A leaking waste, trap or valve

About our bathroom resealing in Crosshouse

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you’re dealing with a reseal done over the top of the old bead and smears of silicone across the tiles, we can help.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Your job is guaranteed for a year, as with all our work.

Do you need bathroom resealing in Crosshouse?

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Common reasons people contact us are:

  • Smears of silicone across the tiles
  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand
  • Black spots spreading through the bead

Letting a property close to Kilmaurs station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Crosshouse homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Grange Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Crosshouse Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Crosshouse is about 2 miles west of Kilmarnock, in East Ayrshire. Crosshouse gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across East Ayrshire, we cover 53 places, and Crosshouse is one of them. Glasgow is on our list too, about 20 miles from Crosshouse.

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Asking for a quote

When you contact us, these details help:

  • Any previous sealing or DIY work
  • Where the property is
  • Roughly how big the job is
  • The type of property

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

We are based in Crawley, and we work across South East England, London and Scotland.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How the visit works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included. Outside jobs in Crosshouse need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Let new sealant cure fully before it gets wet
  • Do not leave water standing on kitchen joints
  • Keep bottles off the sealant line
  • Wipe the sealant dry after showering

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
