How the job changes by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Bathroom resealing in Mauchline, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Mauchline. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, basins & vanity units and baths, and common reasons people get in touch are a messy, uneven bead from a previous reseal and gaps between the worktop and the wall.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Every job is covered by a one-year guarantee, wherever you are in East Ayrshire.

Mauchline questions

Can you do bathroom resealing in Mauchline?

Yes, Mauchline is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Mauchline?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Mauchline, along with the rest of our area.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What do you need from me for a quote?

A short description and the location. We’ll ask anything else we need to know.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Mauchline homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Auchinleck station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Quotes for bathroom resealing in Mauchline

Your quote is based on your job. We look at:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

When you contact us, these details help:

  • The address or postcode of the job
  • The problem you’ve noticed
  • Photos by email, if that is easy
  • Whether it has been sealed before

We do not publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint
  • A tray or bath that is cracked through

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

How the visit works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. Most jobs take a morning or an afternoon for most single baths and showers. Around Mauchline, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Preparing for the visit

  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Wait for the cure time we give you
  • Use gentle cleaners on the silicone

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

When to call us in Mauchline

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

Any of these means the joints need attention:

  • A bead that has pulled away from the tiles
  • New sealant laid over old sealant that is now lifting
  • Failed sealant on the screen profile
  • Water getting behind the kitchen upstand

In the older streets around Mauchline Old Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
