What the job involves on each surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Bathroom resealing in Haugh

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on shower trays & enclosures, basins & vanity units and wet rooms, and the jobs we see most are gaps between the worktop and the wall and mouldy sealant that has gone black.

Bathrooms in smaller places like Haugh work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A one-year guarantee comes as standard.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Avoid abrasive pads on the sealant
  • Use gentle cleaners on the silicone
  • Keep an eye on the corners, where splits start
  • Do not leave water standing on kitchen joints

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

What happens on the day

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a couple of hours for a single bath or shower. Somewhere like Haugh may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

When something else is needed

A few problems are outside what sealant work can do:

  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall
  • A tray or bath that is cracked through

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Landlords and agents in Haugh can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Common problems we fix in Haugh

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

The most common problems we see are:

  • Two layers of silicone, both failing
  • Shrunken sealant along the back of a worktop
  • Failed sealant on the screen profile
  • Smears of silicone across the tiles

Letting a property close to Auchinleck station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing in Haugh: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Mauchline Old Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Your questions about bathroom resealing in Haugh

Do you cover smaller places like Haugh?

Yes. Haugh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Auchinleck station. Can you help?

Yes. We work for landlords and agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
