Different surfaces, different methods
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone to keep water out of the edges.
About our floor joint sealing in Haugh
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We are often asked to deal with failed joint filler in concrete floors and gaps opening between the floor and skirting, across tiled floors, thresholds and skirting boards.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Signs you need floor joint sealing in Haugh
Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting.
Most people get in touch when they notice something like this:
- Open joints around bathroom floor edges
- Tiled floors with no room to move
- Perimeter joints in tiled floors filled with grout
- Chipped and open joints in warehouse floors
For landlords with property near Auchinleck station, gaps at skirtings and thresholds are worth sealing between tenancies.
Questions to ask before you book
- Whether the sealant suits the joint
- Whether they’re fully insured
- Is VAT in the price?
- How the colour is chosen
How it works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at the gap and the floor type and agree the right sealant.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed

Advice
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What we cannot put right
We’d rather tell you now than do work that won’t last, so these are the limits:
- Tiles that have lifted or broken
- Floors that are uneven or need levelling
- Structural movement or subsidence
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Common questions in Haugh
Do you cover smaller places like Haugh?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Haugh in your area for floor joint sealing?
Yes. We work across all of Scotland, and Haugh is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you seal warehouse floor joints?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor.
What causes gaps between the floor and skirting?
Normally it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.
Will I be able to paint over the new joint?
It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint and wet areas get silicone.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Why it’s worth doing now in Haugh
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor and keeps the joint sealed. In a place like Haugh, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Floor joint sealing in Haugh: local notes
Floors around East Ayrshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
For buildings such as Mauchline Old Church, floor and skirting joints in halls and kitchens wear like any others.
