Haugh Sand Mastic
Problem with your window and door surrounds in Haugh? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Modern sealant on a period surround
- Wind and rain getting in round a sash window
- Gaps where the frame meets the masonry
Different surfaces, different methods
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.
Period and listed homes
Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.
Sand mastic in Haugh, done properly
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. Renewing it closes the gap so the surround looks right again. We are often asked to deal with gaps between timber frames and stone or brick and mastic dropping out of the joint, across stone surrounds, brick reveals and sash and case windows.
Mastic can only go onto a dry joint, so outside work in Haugh depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a single window, longer for several. Outdoor work around Haugh depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention any tricky access
- Let us know about parking restrictions

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
Advice
How we quote for sand mastic
There’s no set price list, because jobs vary so much. The quote depends on:
- How easy the joints are to reach
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
When you contact us, it’s useful to know:
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- The address or postcode of the job
We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.
Aftercare tips
A little care helps the new joints last. We recommend:
- Go gently near the mastic when preparing windows
- Ask a joiner to look at soft timber first
- Don’t paint over the new mastic
- Inspect the joints round the windows every year or so
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.
Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
Leave it or put it right?
A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Sand mastic in Haugh: local notes
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Haugh is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
If you let a flat or house near Auchinleck station, any sash windows need sound mastic to keep draughts and rain out.

Common problems we fix in Haugh
Some old mastic was never deep enough. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.
If you can see any of these, it’s time to have the joints looked at:
- Modern sealant on a period surround
- Mastic worn away on windows facing the weather
- Gaps between timber frames and stone or brick
- Mastic that needs renewing before redecorating
If you live in an older home near Mauchline Old Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What to look for in a quote
- What happens if they find a problem under the old sealant
- What product goes in the joint
- How long to leave it before use
- Whether they’re fully insured
FAQs for Haugh
Is Haugh in your area for sand mastic?
Yes, Haugh is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
I let a flat near Auchinleck station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
Is it possible to take out silicone and use sand mastic instead?
In most cases. The silicone is cut out and the joint cleaned, then point it with sand mastic.
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
