Sorn Sand Mastic
Sand mastic for Sorn, by sealant specialists with 20+ years’ experience. 180+ five-star Google reviews and a 4.9 rating.
- Draughty sash windows at the surround
- Old sand mastic that has cracked, crumbled or fallen out
- Cement or filler used on old window joints that has cracked
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
About our sand mastic in Sorn
Sand mastic does not last for ever, leaving gaps round the window. We rake it out and renew it and tidies the surround. We work on stone surrounds, timber door frames and sash and case windows, and the jobs we see most are gaps where the frame meets the masonry and mastic round period door frames that has failed.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Where we work in Sorn

- Period & listed homes
- Tenement windows
- Timber door frames

- Stone surrounds
How it works
The work is kept neat and contained to the area we are working on. The job usually takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The finish is dressed so it sits neatly against the stone or brick.
Before we arrive
- Try not to wet indoor joints just before the visit
- Let us know if you’ve seen damp or leaks
- Mention any tricky access

Stone surrounds
The stone is treated with care when the old mastic comes out.
Sash and case windows
A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.
Why act early in Sorn
New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Around Sorn, water from a failed joint in an older stone home can soak into timber and plaster.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

How we quote for sand mastic
The price is agreed before any work begins. It’s based on:
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- The number of rooms or windows
- Mould in or behind the old joints

Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Aftercare tips
Aftercare is simple, and it makes a real difference:
- Get any rot dealt with first
- Find out about consent before window work on a listed home
- Go gently near the mastic when preparing windows
- Do not paint over the new mastic
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.
What sand mastic looks like in Sorn
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Sorn is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
If you let a flat or house near Auchinleck station, older sash windows in a rental need their mastic kept sound to keep the weather out. For an older house near a landmark such as Sorn Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
