External mastic in Sorn

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you have damp patches traced to an open external joint and joints where the bead has come unstuck, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Sorn depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Cracked brickwork or render that needs a builder or plasterer
  • Subsidence or other structural problems
  • Render that’s blown, hollow or coming away

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Façade panels

When to call us in Sorn

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

The most common problems we see are:

  • Weathered mastic that no longer stretches
  • Joints pointed up with cement by mistake
  • Joints where the bead has come unstuck
  • Plants rooting in failed movement joints

Homes close to Sorn Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Questions to ask before you book

  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first
  • What product goes in the joint

Common questions in Sorn

Is Sorn within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Auchinleck station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

Are you fully insured?

Yes, we’re fully insured for every job we do.

Do you seal joints where cladding meets other materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Why it’s worth doing now in Sorn

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why choose Mr Mastic in Sorn

  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild
  • Tidy, careful work
  • Homes, businesses and hotels

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Walls and rooflines in Sorn

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. With historic houses such as Dumfries House (about 4 miles south) nearby, there’s older building stock in the area around Sorn as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

If you let a flat or house near Auchinleck station, outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • The product the joint needs
  • Any working-time requirements on site
  • The number and length of the joints
  • How many rooms, windows or areas are involved

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Asking for a quote

To help us quote quickly, please include:

  • Whether it’s a home or a business
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Tell us about any water getting in
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

What the job involves on each surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly where it can be done safely.

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best in all weathers.
