How we quote for external mastic
Your quote is based on your job. We look at:
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- Mould in or behind the old joints
- Access and height
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
What we need to know
Photos help, but a description is a good start. Please mention:
- The rough size of the job
- The problem you’ve noticed
- Any access issues, like height or stairs
- The address or postcode of the job
If you are in Galston and need external mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before we start.
About our external mastic in Galston
Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. If you are dealing with joints where the bead has come unstuck and weathered mastic that no longer stretches, we can put it right, whatever the surface.
External sealant needs dry surfaces, so outdoor work around Galston is planned around the weather. Tell us how to reach each wall, gutter and roofline.
Whatever the size of the job, you get the same 12-month guarantee.

What sealant work cannot fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Rising or penetrating damp from elsewhere in the wall
- Structural movement, which needs a surveyor or engineer
- Cracks in the bricks or render themselves, away from the joints
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Concrete & block
- Render & cladding joints
- Brickwork movement joints
- Façade panels
- Copings & trims
- Joints between brick and frames
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Tell anyone working on the walls about the movement joints
- Clear growth from the base of walls and joints
- Get split or bare joints resealed while the damage is small
- Deal with leaking gutters that soak the joints below
Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint.
Act while the splits are small. Then it’s a straightforward cut-out and reseal.
The process
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. Outside jobs in Galston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Clear the area around the work
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area
Getting a quote

Advice
What the job involves on each surface
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Copings and trims
Copings expand and contract through the day, so a flexible sealant suits them best year round.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Outside joints around Galston
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
In the older streets around Church of Scotland, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For site and facilities teams at buildings such as Loudoun Academy, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Kilmarnock station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions from Galston
Do you cover Galston for external mastic?
Yes. We work across all of Scotland, and Galston is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Will you come out to Galston?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you quote for more than one area?
Yes. Just list everything you need.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Why do you put foam in the joint first?
Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding, so the joint can move.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
How long should I leave it?
It depends on the product. Before we leave, we’ll tell you the cure time.
