Our bathroom resealing service in KA4

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include a reseal done over the top of the old bead and lumpy, uneven sealant from a DIY attempt, on wet rooms, sinks & splashbacks and basins & vanity units.

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Local landmarks in Galston

Locally, jobs take us to homes and businesses close to Church of Scotland and Loudoun Academy and the streets around them. For rail, the closest station is Kilmarnock station, about 4.6 miles west of the centre. Other landmarks nearby include Barr Castle Museum (less than half a mile east) and Barr Castle (under half a mile east).

Where we work in KA4

In KA4, bathroom resealing takes in flats, houses, rentals and businesses, in Galston and Moscow and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in KA4 are chosen with that in mind.

Galston: If you let a flat or house near Kilmarnock station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of Scotland, walls and floors in older homes can move, and sealant and grout show it first.

What we’re called out for in KA4

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Signs it’s time to call us include:

  • A bead that has pulled away from the tiles
  • Leaks into the floor or ceiling below
  • Black spots spreading through the bead
  • Failed sealant on the screen profile

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What affects the quote in KA4

There’s no set price list, because jobs vary so much. The quote depends on:

  • Whether the work is at height
  • The type of sealant required
  • When we can work, for business premises
  • How much there is to do

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Run the extractor fan during and after every shower
  • Move toiletries away from the joint
  • Keep an eye on the corners, where splits start
  • Don’t leave water standing on kitchen joints

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Landlords, agents and businesses in KA4

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
