DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

External mastic in Hurlford, done properly

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. Common call-outs are for damp patches traced to an open external joint and gaps where render, brick and frames meet, on copings & trims, concrete & block and render & cladding joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Each job carries a 12-month guarantee, whatever its size.

Work for landlords, hotels and businesses

Landlords and agents in Hurlford can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

What we are called out for in Hurlford

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

The problems people generally mention when they call include:

  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant
  • Panel joints letting water in
  • Joints with sealant missing in places

For landlords with property near Kilmarnock station, split movement joints are easy to miss on a rental until damp shows inside.

What to look for in a quote

  • What preparation is included
  • How long the guarantee is
  • Are they insured?
  • Which sealant they’ll use, and why

How to choose a mastic man

Outside joints around Hurlford

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Hurlford Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Schools such as James Hamilton Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What affects the quote in Hurlford

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Any working-time requirements on site
  • The product the joint needs
  • How easy the joints are to reach

Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • A few pictures by email, if you can
  • Whether it has been sealed before
  • Where the job is, and your postcode

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.

Common questions in Hurlford

Can you help a landlord with a rental near Kilmarnock station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Hurlford?

Yes. Hurlford is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

How often do external joints need resealing?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you guarantee your work?

Yes. All our work carries a 12-month guarantee.

How long does external mastic take?

Typically it takes a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we’ll tell you how long to expect.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Subsidence or other structural problems
  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints

What we do, step by step

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work generally takes anything from a few hours to several days, depending on the building. Somewhere like Hurlford may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Tell anyone working on the walls about the movement joints
  • Don’t let climbing plants root in the sealant
  • Check external joints each spring
  • Ask before painting over external sealant

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.
