FAQs for Hurlford

Do you work for landlords with property near Kilmarnock station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Can you do window mastic in Hurlford?

Yes. We work across all of Scotland, and Hurlford is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

How much does window mastic cost in Hurlford?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Will new mastic stop draughts?

In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.

How many windows can you do in a day?

The work takes a morning for a couple of windows and a door. Access and how stubborn the old mastic is affect the time most.

Window mastic in Hurlford, done properly

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you’re dealing with untidy mastic left by window fitters and damp patches on the reveal after heavy rain, we can help.

Mastic can only go onto a dry joint, so outside work in Hurlford depends on the weather. Tell us about access to all the windows and doors, upstairs included.

All of our work is guaranteed for twelve months.

What affects the cost of window mastic

The price is agreed before any work begins. It takes into account:

  • How much there is to do
  • Working hours on commercial sites
  • Any mould that needs treating
  • The product the joint needs

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

What the job involves on each surface

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

How to look after the new joints

Aftercare is simple:

  • Use gentle cleaners on frames and sealant
  • Walk round the house once a year and look at the joints
  • Keep jet washers away from the mastic
  • Make sure the drainage slots are not blocked

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Landlords, agents and businesses in Hurlford

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. Outside jobs in Hurlford need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts

Advice

What window mastic looks like in Hurlford

The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as James Hamilton Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Kilmarnock station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What we’re called out for in Hurlford

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Most people get in touch after spotting something like this:

  • Whistling draughts around closed windows
  • Damp patches on the reveal after heavy rain
  • Mastic that’s falling out in pieces
  • White mastic on grey or black frames

For an older house near a landmark such as Hurlford Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Choosing a sealant specialist

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
