Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How we handle fire rated sealant in Hurlford

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. If you have joints picked up in a fire-stopping survey and open gaps behind door architraves, we can help, whatever the surface.

For a place like Hurlford, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

The process

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Outdoor work around Hurlford depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

Before we arrive

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Clear the area around the work

FAQs for Hurlford

I let a flat near Kilmarnock station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do Scottish building rules affect fire-rated sealant work in Hurlford?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Are you insured?

Yes, we are fully insured for every job we do.

Can you give us a record of the work?

Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can ordinary silicone be used in a fire-stopping gap?

No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. We cut it out and reseal with a fire-rated product.

Workplaces and buildings in Hurlford

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

For buildings such as Hurlford Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking. If you look after a building such as James Hamilton Academy, fire-stopping around service openings should be restored whenever new services go in.

Different surfaces, different methods

Service penetrations

Service penetrations are where new gaps often appear. Old or unsuitable filler comes out before the right sealant goes in.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point against the product’s tested range.

Do you need fire rated sealant in Hurlford?

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.

These are the problems we are asked about most:

  • Sealant items on a fire risk assessment action list
  • Unsealed gaps where pipes and cables go through a wall
  • Linear gaps at the head of walls
  • Damaged fire sealant left by other trades

If you let a flat or house near Kilmarnock station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What to look for in a quote

  • What happens if the job turns out different
  • Is the old sealant removed completely?
  • Are they insured?
  • Which colour the sealant will be

When something else is needed

In fairness, some problems need a different trade:

  • Problems with the door itself rather than the gap around the frame
  • Issuing a fire rating or certificate for a building
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What affects the quote in Hurlford

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • When we can work, for business premises
  • Access and height
  • The old material and how stubborn it is
  • How many areas need sealing

The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The type of property
  • Any access issues, like height or stairs
  • If someone has resealed it before
  • Where the job is, and your postcode

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear price before we start.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Look in service cupboards and ceiling voids from time to time
  • Never patch a fire seal with standard sealant
  • Take photos of fire stopping before ceilings or boxing go back
  • Flag any open gap you spot round a pipe or cable

Do not drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record so you can show it was dealt with.
