Fire rated sealant for homes and businesses in Newmilns
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on door frames, plasterboard & masonry and service penetrations, and common reasons people get in touch are fire stopping disturbed by later work and open holes round services passing through fire walls.
If you look after holiday lets, a guest house or a community building in or near Newmilns, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
What happens if it’s left?
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before we start.

How to look after the new joints
Aftercare is simple:
- Store the list of sealed gaps with your building paperwork
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Make resealing part of every contractor’s brief
- Look in service cupboards and ceiling voids from time to time
Do not add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.

Is Newmilns within the area you cover?
Yes. Newmilns is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How long does fire rated sealant take?
That depends on the amount of work, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We will give you a better idea when we quote.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Is intumescent sealant the same as fire-rated sealant?
Intumescent means it swells when heated, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Fire rated sealant in Newmilns: local notes
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
If you look after a church, hall or community building such as Loudoun Old Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking. If you look after a building such as Loudoun Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Construction that doesn’t provide fire resistance on its own
- Big openings where sealant alone isn’t the tested solution
- Problems with the door itself rather than the gap around the frame
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Flats & HMOs
- Service penetrations
- Pipe & cable gaps
- Door frames
- Linear gaps
- Plasterboard & masonry
Surface by surface
Flats and HMOs
Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment.
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point to make sure it suits the product.
What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for a handful of gaps, and longer for a whole building, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Locations and products are noted so you have them on file.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky
- Keep children and pets away from the work area
