Regrouting for homes and businesses in Newmilns

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. If you have crumbling grout between the tiles and corners filled with grout instead of silicone, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Every job comes with our one-year guarantee, wherever you are in East Ayrshire.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area for a typical job. Somewhere like Newmilns may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts

Newmilns questions

Is there a guarantee on regrouting in Newmilns?

All our work, in Newmilns and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can you do regrouting in Newmilns?

Yes. Our work covers the whole of Scotland, and Newmilns is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Should corners be grouted or sealed?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do you regrout part of a bathroom, like the shower?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

When to call us in Newmilns

Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it with repeated use, until the joints are rough and low.

Signs it’s time to call us include:

  • Corners filled with grout instead of silicone
  • Cracked or crumbling grout lines
  • Grout in a colour the owner wants to change
  • Grout stained black or orange that won’t clean

For an older house near a landmark such as Loudoun Old Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • How the surfaces are prepared before sealing
  • Whether they’re fully insured
  • What the cure time is
  • What guarantee comes with the work

How to look after the new joints

So the new joints stay in good condition:

  • Give the walls a quick rinse after use
  • Do not ignore a tile that feels loose
  • Clean with a soft brush, not anything metal
  • Wipe water off the walls when you are done

Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and keep the room ventilated.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

Regrouting around Newmilns

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you look after a building such as Loudoun Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the cost of regrouting

Call for a quick quote. What matters most is:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • What’s wrong with the joints now

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
