How regrouting works in East Ayrshire
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. We’re often asked to deal with dirty, worn grout on a tiled floor and grout that stays dark however much it’s cleaned, across kitchen splashbacks, wet rooms and shower walls.
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours, or longer for a fully tiled room.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.

Where we work in East Ayrshire
From Kilmarnock, Stewarton and Cumnock to its smaller places, homes across East Ayrshire have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including East Ayrshire. Coastal guest houses and holiday lets in East Ayrshire can see heavy use in busy months, which is hard on sealant and grout.
Kilmarnock: If you let a flat or house near Kilmarnock station, stained grout drags a rental down, and regrouting between lets puts that right. Homes close to Henderson Church Of Scotland include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Aftercare tips
So the new joints stay in good condition:
- Rinse the tiles after showering
- Look at the sealant in the corners now and then
- Keep the fan on after showering
- Avoid neat bleach and strong acid descalers on grout
Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- A leaking shower valve or waste
- A structure that flexes behind the tiles
- Damaged tiles that need replacing
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
For anyone letting property in or around East Ayrshire, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
Leave it or put it right?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly.
