Bathrooms and kitchens in Sorn
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
In the older streets around Sorn Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Regrouting in Sorn
We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Whatever the size, the method stays the same. If you have kitchen splashback grout stained by grease and stained grout that cleaning won’t shift, we can put it right, on shower walls, bathroom wall tiles and wet rooms alike.
Bathrooms in smaller places like Sorn work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You get a 12-month guarantee, the same in Sorn as everywhere else we work.

When something else is needed
In fairness, there are a few things sealant won’t fix:
- Leaks from pipes, valves or wastes (a plumber’s job)
- A floor or wall that keeps moving
- Loose tiles, which need refixing first
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How we quote for regrouting
Jobs vary more than people expect. What affects the quote:
- Access and height
- The type of sealant required
- How much there is to do
- How much old sealant there is and how hard it is to remove
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
When you call or email, these details help:
- Where the job is, and your postcode
- What’s wrong with the joints now
- The rough size of the job
- Any previous sealing or DIY work
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Look at the sealant in the corners now and then
- Have loose tiles looked at early
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, or longer for a fully tiled room. For a place like Sorn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Getting ready for the visit

Questions from Sorn
Do you cover smaller places like Sorn?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Auchinleck station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Can you regrout if a few tiles are loose?
New grout cannot hold loose tiles in place. We flag any loose or hollow tiles before starting so you know where you stand.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Can you change the grout colour?
Yes, regrouting is the time to do it. Mention the colour you have in mind when you email us at info@mrmastic.co.uk.
When can I use the shower again?
We give you a time before we leave. The wait depends on the products and conditions so please stick to it.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
What we’re called out for in Sorn
Grout used in corners or along the bath cracks because those joints flex. They need flexible sealant, and when they aren’t, water gets in.
Any of these means the joints need attention:
- Cracked or crumbling grout lines
- Greasy, stained grout behind the hob
- Corners filled with grout instead of silicone
- Shower grout that has worn away
If you let a flat or house near Auchinleck station, a regrout while the flat is empty is quicker than working around a tenant.
Questions to ask before booking
- What the cure time is
- Is the old sealant removed completely?
- What happens if the job turns out different
- How the joint is cleaned and prepared
