Landlord and commercial work in Catrine

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Regrouting in Catrine, done properly
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. If you are dealing with greasy, stained grout behind the hob and grout in a colour the owner wants to change, we can help, whatever the surface.
A bathroom in a place like Catrine gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
There’s a 12-month guarantee on every job, whatever its size.

Aftercare tips
To keep the joints looking good and working properly:
- Keep the fan on after showering
- Keep an eye on the silicone along the edges
- Stick to mild products for cleaning grout
- Use a squeegee on the tiles after showering
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Bathrooms and kitchens in Catrine
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In the older streets around Catrine Parish Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Auchinleck station, stained grout drags a rental down, and regrouting between lets puts that right.

When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Tiles that are chipped or split
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that have come away from the wall
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Catrine questions
Can you help a landlord with a rental near Auchinleck station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do you cover Catrine for regrouting?
Yes. Our work covers the whole of Scotland, and Catrine is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
What if some of my tiles are loose?
Tiles that have come away need sorting first. We will point them out before any grout comes out.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Could my grout be a different colour after regrouting?
Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

How we quote for regrouting
Your quote is based on your job. We take into account:
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- The size of the job
- Any mould that needs treating
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Whether it has been sealed before
- The problem you’ve noticed
- The type of property
- How we’d reach the joints
Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.
The process
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, or longer for a fully tiled room. For a place like Catrine, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
Before we arrive
- Clear items away from the joints we’re working on
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive

Advice
Why act early in Catrine
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before we start.
Why us?
- Homes, businesses and hotels
- Any old sealant cut out fully, not covered over
