Remedial sealant in Sorn

Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we’ll tell you rather than reseal something that won’t fix it. We work on shrunken worktop sealant, failed movement joints and mouldy bath & shower sealant, and common reasons people get in touch are black mould underneath the bead and caulk or the wrong sealant used in a wet area.

A bathroom in a place like Sorn gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Landlords, agents and businesses in Sorn

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

What sealant work cannot fix

Before you book, it’s worth knowing the limits:

  • A tray or worktop that needs refixing first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

How it works

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we explain the cure time before we leave. Outdoor work around Sorn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Advice

What affects the quote in Sorn

Call for a quick quote. What matters most is:

  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • How many areas need sealing
  • Access and height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The problem you’ve noticed
  • Photos by email, if that is easy
  • Whether it has been sealed before
  • How we’d reach the joints

We do not publish a price list. Instead, we give you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Sorn: your questions answered

Is Sorn in your area for remedial sealant?

Yes, Sorn is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is Sorn within the area you cover?

Yes, Sorn is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.

Can old silicone be taken off without scratching the tiles?

Yes. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. Any existing damage is pointed out before any work starts.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Where is Mr Mastic based?

We work from Crawley. We cover Sorn and the rest of East Ayrshire, along with the rest of our area.

Can you remove sealant that is been put over old sealant?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What the job involves on each surface

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, including the screen profile and tray edges.

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed.

What remedial sealant looks like in Sorn

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Auchinleck station? Then a joint that keeps failing is best fixed properly while the property is empty. If you live in an older home near Sorn Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Leave it or put it right?

Mould under a bead cannot be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. In a place like Sorn, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
