  • Sealant applied over old sealant that has lifted

Remedial sealant near The Rigg

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Check ceilings under showers for marks
  • Air the bathroom so the sealant can dry
  • Never seal over old silicone
  • Act on a lifting corner straight away

Clean gently: no scraping, scouring pads or harsh chemicals.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

How we handle remedial sealant in The Rigg

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out. If you’re dealing with repeat leaks from the same joint and products that weren’t meant for the joint, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Big or small, you get the same 12-month guarantee in The Rigg and across East Ayrshire.

How the visit works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in The Rigg need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

What happens if it’s left?

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. In a place like The Rigg, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What affects the cost of remedial sealant

We do not publish a price list. What we look at:

  • Access and height
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The size of the job

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear price before any work starts.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • The problem you’ve noticed
  • Whether it has been sealed before

For remedial sealant in The Rigg, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Cracks in the fitting rather than the joint
  • Water damage behind tiles that needs a tiler
  • Plumbing leaks behind walls or under trays

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

FAQs for The Rigg

Do you work in hotels near The Rigg?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you help a landlord with a rental near Auchinleck station?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can you take off two layers of silicone?

Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Can failed expansion joints be resealed?

Yes. Backing sets the depth and stops the sealant sticking to the back.

Can you fix a reseal that hasn’t worked?

Yes, generally. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Remedial sealant in The Rigg: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. There are hotels and other places to stay in and around The Rigg. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Barony Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Robert Burns Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Common problems we fix in The Rigg

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks. At that point it has to come out.

Signs it’s time to call us include:

  • Mould trapped under a layer of silicone
  • Sealant peeling off a dusty or damp surface
  • Over-sealed joints coming away
  • A shower that leaks however often it’s resealed

Rented homes near Auchinleck station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.
