New Build Mastic in The Rigg
Plot mastic for developers and snagging failed sealant in new homes for The Rigg, backed by a 12-month guarantee. Ask us for a quote.
- Smeared, uneven beads picked up at snagging
- Joints pulling apart as timber shrinks
- Plot mastic for developers ahead of handover
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Look at the sealant regularly in the first couple of years
- Ventilate bathrooms well, especially in the first year
- Raise failed sealant with the developer while you’re covered
- Avoid scourers and strong chemicals on sealant
Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing so moisture does not sit on the sealant.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.
New build mastic for homes and businesses in The Rigg
Across The Rigg, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method doesn’t change: remove, clean, prime where needed, then a neat new bead. Typical jobs include gaps between new skirting and floors and beads laid onto grit and dust from the build, across kitchens, skirting & floors and show homes.
Work in a place like The Rigg is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Why act early in The Rigg
A hairline gap at a skirting can wait, but a leaking seal can’t. Not sure whether yours can wait? You can drop us a line at info@mrmastic.co.uk with a few photos and we will give you a straight answer. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That is why we ask about the job first.

Joints and finishes in The Rigg homes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

Common problems we fix in The Rigg
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.
If you can see any of these, it’s time to have the joints looked at:
- Leaking shower tray seals in a new home
- Smeared, uneven beads picked up at snagging
- Gaps between new skirting and floors
- Joints pulling apart as timber shrinks
If you’ve bought a new home near Auchinleck station, the sealant around baths, showers and frames is worth checking in the first year or two.

What we do, step by step
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the number of plots for a typical job. For a place like The Rigg, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- We cut out every bit of the failed or messy sealant.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
