New-build mastic & snagging in Mauchline, East Ayrshire
Our applicators work in Mauchline on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Worktop and upstand sealant coming away
- Beads laid onto grit and dust from the build
- Second-fix sealing on new plots
How we handle new build mastic in Mauchline
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We work on show homes, skirting & floors and kitchens, and common reasons people get in touch are cracked sealant around new window and door frames and untidy sealant flagged on a snagging list.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Mauchline: your questions answered
I let a flat near Auchinleck station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Will you come out to Mauchline?
Yes. Mauchline is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Should I go to my builder first?
Start with the builder if you’re in the snagging or warranty period. Once that is done, or if they won’t put it right, we’ll cut it out and reseal it.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How long does new build mastic take?
A typical job takes a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. We will confirm how long when we quote.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Looking after it afterwards
Aftercare is simple:
- Keep photos and emails about snagging items
- Avoid scourers and strong chemicals on sealant
- Resist patching a failed seal with a tube from the DIY shop
- Do not wait for the house to settle if water is getting through
Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries and can be resealed later.
Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.
New build mastic in Mauchline: local notes
Mauchline is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
In and around Mauchline, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For new homes near Auchinleck station, it’s worth checking the sealant early, while snags are still fresh.

Landlord and commercial work in Mauchline

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
How it works
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to several days, depending on the number of plots. Outdoor work around Mauchline depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions

What happens if it’s left?
If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.
