How we quote for new build mastic

Every job gets its own quote. This is what makes a difference:

  • How easy the joints are to reach
  • Any mould that needs treating
  • The number of rooms or windows
  • The size of the job

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email

About our new build mastic in Craigens

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We are often asked to deal with frame joints opening as the plaster dries and messy sealant that spoils new finishes, across plot handovers, kitchens and windows & doors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work comes with our 12-month guarantee, wherever you are in East Ayrshire.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Resist patching a failed seal with a tube from the DIY shop
  • Open a window or run the fan after bathing
  • Record problems with dated photos
  • Keep water off fresh sealant until it has cured

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.

Landlords, agents and businesses in Craigens

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes anything from a few hours to several days, depending on the number of plots, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky
  • Mention any tricky access

Advice

Your questions about new build mastic in Craigens

I let a flat near Auchinleck station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Craigens?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Should I go to my builder first?

Your builder, if you’re still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it and our work is guaranteed for a year.

Why does sealant fail so quickly in new builds?

New homes dry out and move in their first couple of years, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.

What colour sealant will you use?

The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.

Should I wait before resealing?

Any seal that’s leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.

Do you take on second-fix sealing for builders?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we will give you a quote.

Why deal with it now?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. In a place like Craigens, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What you get with us

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we’re called out for in Craigens

Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak and it shows once the home is in use.

Signs it’s time to call us include:

  • Cracked caulk along new skirting
  • New-build shower sealant that has already split
  • Gaps opening as the house dries out and settles
  • Plot mastic for developers ahead of handover

If you’ve bought a new home near Auchinleck station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • What happens if the job turns out different
  • What product goes in the joint
  • How the joint is cleaned and prepared
