Gutter sealing in The Rigg, done properly
Water dripping from a gutter joint can stain walls and soak the ground below. Often a reseal is enough if the gutter isn’t damaged. We work on gutter joints, gutter end caps and soffit joints, and the jobs we see most are quick sealant fixes on gutters that didn’t last and fascia boards with gaps between them.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
All our work comes with our 12-month guarantee, wherever you are in East Ayrshire.

Why act early in The Rigg
Replacing fascias because of open joints is normally unnecessary. A neat seal closes the gaps as long as the boards are in good condition. In an older home around The Rigg, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

What we do, step by step
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes an hour or two for a few joints, longer for a full run. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We find where the water is coming from and check the gutter is sound.
- The old sealant and dirt are cleaned out of the joint.
- We dry the joint so the new sealant can bond.
- We seal the joint with a sealant made for gutters.
- We check the run and clear debris near the joints.
Before we arrive
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property

What we’re called out for in The Rigg
Sagging sections pull joints apart. Sealing won’t hold if the gutter keeps dropping, so the gutter needs refixing first.
It’s worth asking for a quote if you see:

- Damp on an inside wall under a dripping gutter
- Old sealant on roofline trims that has split
- Water running down the wall below the gutter

Gutter sealing in The Rigg: local notes
The west of Scotland is wetter than the east, so there’s plenty of rain for gutter, fascia and roofline joints to keep out. Historic houses like Dumfries House (about 1.4 miles south-west) are a reminder that the area around The Rigg has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Schools such as Robert Burns Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Auchinleck station? Then a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Keep the gutters clear of debris
- Have sagging gutters refixed early
- Get leaks sealed before the wet months
- Don’t lean ladders against the gutter itself
Make sure downpipes are not blocked so the gutter can drain. A blocked pipe backs water up to the joints.
The sooner a gutter leak is sealed, the less water reaches the wall. We’ll let you know if the gutter needs more than sealant.
