The Rigg External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for The Rigg, backed by a 12-month guarantee. Call for a quick quote.
- Gaps where render, brick and frames meet
- Weeds or debris growing in open joints
- Water getting into walls through failed joints
Why deal with it now?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Around The Rigg, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.
Why book with us
- Fully insured
- Approved under the ARBOMaster scheme

- A sealant colour to suit the surroundings
How we handle external mastic in The Rigg
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you’re dealing with movement joints filled with mortar instead of sealant and joints with sealant missing in places, we can put it right, on concrete & block, copings & trims and render & cladding joints alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
You get a 12-month guarantee, the same in The Rigg as everywhere else we work.

The Rigg questions
Is The Rigg within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is The Rigg in your area for external mastic?
Yes, The Rigg is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
When is the sealant fully cured?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Are you fully insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Is the work guaranteed?
Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Will there be a smell?
Some sealants have a smell while they cure. Ventilation helps.
What is a movement joint?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Walls and rooflines in The Rigg
Historic houses like Dumfries House (about 1.4 miles south-west) are a reminder that the area around The Rigg has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
For site and facilities teams at buildings such as Robert Burns Academy, larger buildings have long runs of movement joint that eventually need resealing. Letting a property close to Auchinleck station? Then outside joints that have cracked can let damp into a rental, so check them between lets. In the older streets around Barony Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Honest limits
Sealant isn’t the answer to every problem, and we will tell you before we start. It won’t solve:
- Cracked brickwork or render that needs a builder or plasterer
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Movement that is more than a sealant joint can take
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the cost of external mastic
Jobs vary more than people expect. What affects the quote:
- Whether there’s mould to deal with
- Which sealant suits the joint
- How much there is to do
- Access and height
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- The problem you’ve noticed
- Photos by email, if that is easy
- Roughly how big the job is
- The type of property
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, email us at info@mrmastic.co.uk.
Aftercare tips
So the new joints stay in good condition:
- Deal with leaking gutters that soak the joints below
- Check the sealant is paintable before painting near it
- Never let anyone fill a movement joint with mortar
- Tell anyone working on the walls about the movement joints
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
Different surfaces, different methods
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant so neither cracks the other.
What happens on the day
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints
