The Rigg Commercial Sealant
Commercial sealant across The Rigg and nearby, with old sealant always removed completely.
- Too many rooms to reseal without closing the building
- Washrooms that need sorting before an inspection
- Failed floor-level joints in accessible wet rooms
Surface by surface
Office washrooms & kitchens
In staff kitchens, we degrease joints before resealing, with a food-safe product beside sinks where needed.
Hotel bathrooms
Hotel showers and baths get used and cleaned every day, so we use anti-fungal sanitary silicone and finish joints smooth for easy cleaning.
How we handle commercial sealant in The Rigg
Guest bathrooms are cleaned every day and used by different people every night, so sealant there has a hard life. Rooms are resealed in batches, keeping most rooms available, with a cure time for each room so housekeeping know when to release it. We work on hotel bathrooms, office washrooms & kitchens and student & care accommodation, and the jobs we see most are large numbers of bathrooms needing the same work and tired sealant in let properties.
For holiday lets, guest houses and community buildings in or near The Rigg, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What sealant work cannot fix
It helps to know what we can’t do:
- Tiles coming off the wall
- Cracked trays or baths rather than failed joints
- Poor ventilation that keeps bringing mould back
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What happens on the day
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a single washroom, longer for a whole building. Somewhere like The Rigg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We agree a programme with you: which rooms, in what order, at what times.
- Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- We reseal with the right product for each joint.
- Rooms are handed back in order, each with its cure time.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions

Related advice
Your questions about commercial sealant in The Rigg
I let a flat near Auchinleck station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Do you work in hotels near The Rigg?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you provide RAMS?
Let us know which documents your site needs, such as method statements, risk assessments or insurance details, and we’ll confirm what we can supply with the quote.
How soon can a room be used after resealing?
Follow the cure time we give you, which is generally around 24 hours. A room-by-room programme keeps only a few rooms out at once.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Common problems we fix in The Rigg
In an accessible wet room, water spreads across the floor every use, so the joints at floor level are under water often. A failed joint there can soon let water into the floor or walls.
People normally contact us when they notice something like this:
- Large numbers of bathrooms needing the same work
- Split sealant where wet room floors meet walls
- Mouldy bathrooms flagged at a tenancy check
- Black, stained silicone in guest bathrooms
If you look after a building such as Robert Burns Academy, busy washrooms and kitchens can be resealed in phases so they stay open.
Before booking anyone
- How the surfaces are prepared before sealing
- Whether they’re fully insured
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
Looking after it afterwards
So the new joints stay in good condition:
- Tell cleaning staff when each room can be used
- Plan resealing around quiet periods
- Ask cleaners to go gently on the silicone
- Leave squeegees in busy showers
Extract fans need to work. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.
A room that cannot be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.
