Bathroom resealing in The Rigg: local notes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. There are hotels and other places to stay in and around The Rigg. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Letting a property close to Auchinleck station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Barony Church, walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing for homes and businesses in The Rigg
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you’re dealing with black spots spreading through the bead and smears of silicone across the tiles, we can help, on wet rooms, shower trays & enclosures and kitchen worktops & upstands alike.
A bathroom in a place like The Rigg gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Movement from a bath with loose feet or no proper support
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Tell us about any previous sealing or DIY attempts
- Mention any tricky access

Advice
Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

FAQs for The Rigg
Do you cover smaller places like The Rigg?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Auchinleck station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
When to call us in The Rigg
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.
Common reasons people contact us are:
- Sealant that has split, shrunk or peeled away
- Water getting behind the kitchen upstand
- Leaks into the floor or ceiling below
- A messy, uneven bead from a previous reseal
Schools such as Robert Burns Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What the job involves on each surface
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.
