About our bathroom resealing in Lugar
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you email us at info@mrmastic.co.uk, and you’ll get a clear quote before any work starts. Common call-outs are for mouldy sealant that has gone black and two layers of silicone, both failing, on baths, kitchen worktops & upstands and sinks & splashbacks.
For a place like Lugar, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Whatever the size of the job, you get the same one-year guarantee.

How it works
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Lugar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

What else we do in Lugar
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Wipe up water along the back of the worktop
- Keep bottles off the sealant line
- Wipe the sealant dry after showering
- Stick to a soft cloth and a mild cleaner
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Quotes for bathroom resealing in Lugar
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- Whether there’s mould to deal with
- How much there is to do
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- How many joints, rooms or windows are involved
- Where the property is
- The problem you’ve noticed
- How we’d reach the joints
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.
Common questions in Lugar
Do you work for landlords with property near Auchinleck station?
Yes. We work for landlords and letting agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Lugar within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Yes. Where it’s needed by the sink, we use a food-safe sealant.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Bathroom resealing around Lugar
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Rented homes near Auchinleck station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Lugar Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Robert Burns Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
