Fire rated sealant in Lugar

Why act early in Lugar

Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. In an older home around Lugar, damp from a failed joint can get into timber and plaster.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Why us?

  • Sanitary silicone with an anti-fungal additive in wet areas
  • One-year guarantee on every job
  • Quality sealants from Arbo and Everbuild
  • Neat joints and a tidy finish

Fire rated sealant in Lugar

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We are often asked to deal with damaged fire sealant left by other trades and unsealed gaps around fire door frames, across door frames, linear gaps and pipe & cable gaps.

For a place like Lugar, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Commercial buildings in Lugar

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

For landlords with property near Auchinleck station, any gap left by new services in shared walls should be closed with a fire-rated product. For site and facilities teams at buildings such as Robert Burns Academy, fire-stopping around service openings should be restored whenever new services go in. For buildings such as Lugar Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

How the job changes by surface

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service against the product’s tested range.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

When it is not the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • A wall that isn’t a fire-resisting element to begin with
  • Deciding what fire stopping a building needs
  • Issuing a fire rating or certificate for a building

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Pipe & cable gaps
  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Lugar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive

Advice

For landlords and businesses

If you manage several properties in or around Lugar, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • File the fire-stopping record where your assessor can find it
  • Ask every contractor to reseal any fire stopping they disturb
  • Get damaged fire seals looked at promptly
  • Allow for resealing whenever new services are run

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.

Common questions in Lugar

Do you cover smaller places like Lugar?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Auchinleck station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Can I choose the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in.

Do you certify the fire stopping?

Ratings and certification sit with the product’s test evidence and whoever specified the work. We apply the specified product to the manufacturer’s details and giving you a record of where it went.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
