What we cannot put right

A few problems are outside what sealant work can do:

  • A wall that isn’t a fire-resisting element to begin with
  • Issuing a fire rating or certificate for a building
  • Fire doors that need new seals, closers or hardware

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Pipe & cable gaps
  • Service penetrations
  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry

Fire rated sealant in Logan, done properly

Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on linear gaps, flats & HMOs and plasterboard & masonry, and common reasons people get in touch are sealant items on a fire risk assessment action list and gaps around pipes and cables through fire-resisting walls.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Outside jobs in Logan need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know about parking restrictions
  • Keep children and pets away from the work area

Commercial buildings in Logan

Logan has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

For landlords with property near Auchinleck station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Community buildings like Lugar Parish Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

Questions from Logan

Do Scottish building rules affect fire-rated sealant work in Logan?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you work for hotels and guest houses in Logan?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

How long will you be here?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We will tell you when we quote.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Can you fill the gap behind a fire door frame?

Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself and we will tell you if we spot problems with the door.

Quotes for fire rated sealant in Logan

Every job gets its own quote. These are the things that affect it:

  • Any mould that needs treating
  • When we can work, for business premises
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • A few photos by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Leave it or put it right?

For some gaps, sealant isn’t the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we’ll tell you. In an older home around Logan, damp from a failed joint can get into timber and plaster.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Signs you need fire rated sealant in Logan

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps around pipes and cables through fire-resisting walls
  • Door frames with gaps between frame and wall
  • Cracked or shrunken fire-rated sealant
  • Joints picked up in a fire-stopping survey

Managing a site like Robert Burns Academy? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Before you book anyone

  • The length of the guarantee
  • Who does the work, and how experienced they are
  • What the cure time is
  • Are they insured?
