Remedial sealant in Cronberry

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Cronberry depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children

Advice

How we handle remedial sealant in Cronberry

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We work on expansion joints, shrunken worktop sealant and mouldy bath & shower sealant, and the jobs we see most are products that weren’t meant for the joint and kitchen joints letting water behind the worktop.

A bathroom in a place like Cronberry gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job, large or small.

What affects the cost of remedial sealant

There’s no set price list. What we look at:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Helping us quote

To help us quote quickly, please include:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • The address or postcode of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Cronberry homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Auchinleck station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Common questions in Cronberry

Can you help a landlord with a rental near Auchinleck station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is Cronberry within the area you cover?

Yes, Cronberry is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Does remedial work come with a guarantee?

Yes. Our one-year guarantee covers the work.

What does remedial sealant cost?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

How to look after the new joints

Aftercare is simple:

  • Don’t add new sealant on top of old
  • Keep the room well ventilated
  • Look for stains below bathrooms now and then
  • Keep movement joints clear of mortar and paint

Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.

Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

Common problems we fix in Cronberry

Movement tears sealant that isn’t designed for it. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.

Look out for these signs:

  • Sealant that came away because the surface wasn’t prepared
  • Sealant applied over old sealant that has lifted
  • Black mould underneath the bead
  • Caulk or the wrong sealant used in a wet area

In the older streets around Lugar Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions to ask before booking

  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing
  • What happens if the job turns out different
  • What insurance they hold

What the job involves on each surface

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, and we will tell you if we find it.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Tiles that have come away from the wall
  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
